Spring has come and nearly gone; last weekend we started feeling that scorching heat of a Hawke’s Bay summer.  And speaking of summer, we are excited to launch our new campaign to the market: “I came for a Hawke’s Bay summer and never left.”  Thousands of visitors flock to the Bay during the summer months to enjoy all our fabulous province has to offer, with many falling in love with the region and never wanting to leave.  We see it time and again in real estate - people from all over the country using their downtime here to hunt for their own slice of Hawke’s Bay. 

With extremely high prices currently being achieved and buyer demand looking to increase even further over the holiday period, now is an excellent time to bring your property to the market.  List your property with the Tremains between now and Christmas to ensure your property is included in the last REAL Property and Property Guide publications of the year.  You can also be in to win one of four classic Hawke’s Bay summer experiences including tickets to the Mission Concert, a Weber BBQ for those long hot summer evenings, a winery cycle tour and lunch at a winery or a family weekend away at an iconic Hawke’s Bay beach. 

Going forward the market will not continue to rise like the previous two years, but I do feel there is still room for the market to move in Hawke’s Bay, particularly during the coming summer months. September and October suffered from election nerves which will likely be reflected in the numbers, however we are predicting November to be a bumper month with buyers making decisions and climbing into new properties hitting the market.  With new changes being implemented by the government there is a lot of chat about impending overseas buyer limits creating an oversupply of houses and negatively impacting pricing.  There is a difference between non-residential international buyers versus international buyers seeking residences who will live in the properties and I don’t believe it will have a huge impact in Hawke’s Bay.  The impact will more likely be largely felt in the Auckland market.
