Once the market starts to move it sure does gather momentum very quickly.
We have had an excellent January and it is great to have everyone running around again with little time left in the day. The beauty of this is that our clients are getting faster results enabling them to make their next move. This next move is normally in Hawkes Bay so the flow-on effect continues. The January national sales figures will tell the true story with good activity reports widespread. The number of dwellings sold nationally in December was 5,316 which was a 21% gain from a year ago and a 5.6% seasonally adjusted gain from November. January will be better than that!
The Reserve Bank held the cash rate at 2.5% last Thursday as expected, with most buyers remaining on the excellent floating rates available. Why would you not look to buy and sell at this time? The only real reason I can see is that sellers may be thinking the prices will now start to move slowly upwards? This should be the case but I believe it will be very slow over the next five year period with some dips along the way. The old saying of "it doesn’t matter if you are buying and selling in the same market" could not be more apt currently, as there are buyers for your property and there are more options available for you to buy.
I have been watching a bit of the Aussie Open tennis over the last couple of weeks. How those guys and girls can get out in that heat and put everything into each point is quite amazing. Back to school this week for most families with my kids about to get a dose of reality. It may take a few early nights to get back into the routine so apologies to my neighbours for any excessive tantrum throwing!
