1. MONEY TALKS Start by having a chat with your bank or a mortgage broker about what you can comfortably afford. Remember to shop around for the best deal.
2. WHAT ARE YOU AFTER? Think about what area you would like to live in and what sort of property you're looking for.
3. THE RIGHT CHEMISTRY At Tremains you are free to choose any of our sales consultants. It's important you find somone easy to talk to. The consultant you choose can sell you any property listed with Tremains (and some other companies too). They'll arange an initial meeting with you to get a clear understanding of what you are looking for.
4. HAVE A GOOD LOOK AROUND Your Tremains sales consultant can show you all the properties in the area(s) you've chosen that "fit" your needs and your budget. It's good to get a feel for what's available before making any decisions.
5. EUREKA! You've found the perfect property. Your sales consultant will help you fill out an Agreement for Sale and Purchase and advise you on any special clauses you might want to include - a LIM, a builder's report, finance options etc.
6. NEGOTIATION TIIME Your Tremains sales consultant will now take your offer to the vendor and there's often a bit of negotiation before the details are finally agreed upon and signed. Our consultants are skilled negotiators with a duty of care to the buyer to ensure they do the best they can for you.
7. NOW THE LEGAL BIT Your signed contract will go to your solicitor and they, together with your consultant, will ensure all the conditions on the contract are satisfied by the date(s) indicated. Once they are, your contract is unconditional and you have bought your property.
8. WORTH THE WAIT Often there is a bit of time between your contract going unconditional and taking possession of your new property. At some point, your solicitor will get you to sign some papers for the bank (mortgage documents) and conveyancing.
9. SETTLEMENT DAY Put the champagne on ice. This is the day the property becomes yours. Once the solicitors have done the money exchange, the vendor's solicitor will release the keys. As a general rule of thumb, the vendor moves out in the morning and you move in that afternoon.
